Steps to Buying a Foreclosure



Find a Property

Buying a home in foreclosure can begin with you doing your own Free bank owned listing search at Prudentialgeorgia.com and decide where you want to search for property via Google Maps and through using my already paid for RealtyTrac subscription to search for free! Through a combination of Prudential Georgia, Georgia MLS, FMLS, and RealtyTrac data, this allows you to search by county, city or zip code.

Advanced Property Search features also allow you to enter other search criteria, such as price range and number of bedrooms and bathrooms, but you are not limited there!  Search based upon lake, golf, or tennis communities.  Search based upon the number or types of rooms offered.  The details are endless!

On the Search Results page, you can sort your results by price or you can also view the results on a map by clicking the "View Map" link at the top of the search results. Click ?View Details? on any property to see detailed information on that property. On the property details page, you can click the ?Add Property to Favorites? link to save the property to the My Home Finder page.

The View Details page will always include the address of the property, photo gallery, virtual tour, area map, Google Street View, and Bing Aerial Views as well as price history.

Get Financing

Obtaining a Pre-Approval not only gives you an idea of the size of home you can afford to purchase, it also enables you to make an offer once you locate a home that interests you. Banks require a Pre-Approval letter from a lender to be submitted along with offers!  When you approach a lender about a home in their inventory, already having financing in place will show that you are a serious buyer, are able to close on the transaction, and are ready to buy quickly.

Now You are Ready; Make an Offer

To get an estimate of the potential value for any property you are considering you need to find out the estimated market value of the property.  This can be accomplished in two different ways.  Either ask me for a free CMA (Current Market Analysis) on the property?s value by emailing me from the My Home Finder account you established to keep track of your favorite saved listings, contact me at my website, or do your own CMA at Listingbook. Again, Listingbook is a Free service but you have to register with Listingbook to get yours! 

Based on your research of the potential value of a given property you can make an offer when ready through a standard Purchase and Sales Agreement using the accepted format or contract form of the Georgia Association of Realtors.  This is where my experience factors in as an REO Buyer?s Specialist!  What does ?As-Is? mean?  To me it doesn?t mean that much.  I have found that you ?don?t get what you don?t ask for in life and in buying REOs!?  I have seen banks give anything from fixes on an ?As-Is? property to upwards of $5,000 in additional credit at closing due to inspection concerns.  I have seen banks throw in home warranties, title insurance, and install radon devices.  All you have to do is ask, but you need an experienced Realtor asking for you!
